Prime Residency 3 is a 11-storey apartment building in Al Furjan, Dubai. Dubai Land Department files first list it in 2021. It has 4 lifts. Shared facilities include a swimming pool and a gym. Al Furjan Metro station is a 18-minute walk. Within 800 metres there are 3 shops. On foot it rates as mostly car-dependent. Registered rents start around AED 52k a year for a studio.
“Moved in about 8 months ago and overall really happy with the choice. The building itself is well-maintained lobby looks sharp, common areas are clean, and security is always present which gives peace of mind. The smart home system is actually useful, not just a gimmick; controlling the AC and lights from your phone becomes second nature quickly. Amenities are a genuine plus. The pool is temperature-controlled (big deal in Dubai summers), the gym is decent for a residential building, and the game room/lounge area is something you don’t usually see at this price point in Al Furjan. Covered parking included was a non-negotiable for me and it’s here.”

Each card is a real, public Google review of this residence, sorted into our ten questions – answered only where the reviewer said something, and marked “Not answered” where they didn’t. Reviews written in other languages are shown in English and labelled. These come from Google, not from verified residents, so they count for only a small part of the HT Score, never as much as a real resident review.

“Don't consider coming to this building if you own an electric car or planning on getting one. The management refuses to install wall electric chargers or any sort of public charging although the parking has EV designated spots (for display purposes only I guess).
So disappointing.”

“The building has many issues, of poor quality. There is a whole array of horrid smells constantly coming into the apartment from the AC grills and ducts. It is either a horrid sewage smell or a garbage smell or a strong mold smell. I have been sick for 8 months while living there and unfortunately neither the developer nor the landlord took my complaints seriously. I could not wait to get out of that place. Despite being a new building the place has a lot of issues. I will never touch anything to do with this developer, renting or buying. They should not be allowed to build, in my view. Despite all of that, the building management under the leadership of Mr Mahboob, did try to address the issue and did their best to look after me. And I am very grateful to Mr Mahboob and his staff for their help and support. But unfortunately, the issues are more structural and deeper than what the building management could resolve. Thank you Mr Mahboob. But never this developer again! Once you sign your tenancy, you are stuck in a horrid smelling apartment, the landlord did not fix anything and demanded the 2 month penalty for early termination even though he knew that I was getting very sick because of the issues in the apartment. Beware!”

“Live here since July 2025, very cold inside during the winter, you'll need heater to get warmth. Do not live on the 7th floor because above it is the gym, so some people think they're powerlifters and they're dropping their baby weights on the floor, and you will hear it even if you do not live directly under the gym. Do not expect much from the maintenance team. I would describe this building as a dormitory, not as an apartment building. Alarm system can work at any time, especially during the nights, be prepared. Exterior and interior are nice, but think twice before you buy or rent here. Do not blame others if you decide to live here. And by the way, do not pay more than 50,000 AED for yearly rent here, it's not worth it. People do not take shower before swimming in the pool. During the first year under the warranty contract from the builder, the maintenance were decent, and then they reduced the quantity of people providing maintenance, so the quality went down. The elevators often began to break down. And always check the moisture inside the apartment and in the hallway, be careful.”

“I do not recommend this building if you are considering renting there.
I had the worst experience with low quality of the building, a lot of issues, and the worst unethical landlord who will try to get out of you every single dirham.
Be aware.”

“Not the worst place. The building itself is constructed quite well and looks good inside, but the constant fire alarms, less-than-ideal management, and poorly executed concepts leave a less-than-positive impression”

“Building gives nice first impression, but after living here , you would get a real face of it all, unfortunately…
Constant fire alarm goes off in the middle of the night, gets me panic attack every time in the middle of deep sleep. So irritating! What for ?!
No noise isolation. I can hear all corridor and Neighbour’s kids.
Terrible sewage smell from the bathroom was getting me almost to vomit every time I enter.
Wet walls in the common hallway and now started to show in my apartment, I guess there are leaking pipes in between floors, nobody does anything, they just repaint walls every 2 weeks in the corridor on the 4th floor. That’s all.
Security down is barely helpful, quite mean. It has been 6 months since they can’t approve my tenant registration in their app. Every time I follow up, every time they don’t do it.
Maintenance team is totally useless, they don’t want even to come and fix anything for money?!”

“Very disappointing decision by the management to close the gym and gaming room so early that they are no longer useful for people who work long hours.
For many residents, these facilities were meant to be enjoyed after work, as a way to relax, exercise, and unwind at the end of the day. With the current early closing hours, this is simply no longer possible.
What truly made this building unique and attractive compared to other buildings in the area was the availability of these facilities with flexible hours. Unfortunately, that uniqueness is now gone. The building has become just like any other building around, boring, limited, and unremarkable.
What makes this even more frustrating is that this decision was taken without consulting residents or considering why people chose to live here in the first place. Facilities are a major part of residents’ living decisions, and changing them unilaterally shows a lack of consideration for the community’s needs and daily routines.
This decision does not improve residents’ quality of life; it takes away from it.”
