Roxana Residence

“In summary the proprietors are aware of the deficient…”

“In summary the proprietors are aware of the deficient construction quality yet mislead tenants about maintenance, limiting intervention to superficial painting rather than genuine repair. The difficulty is especially acute for residents of the fourth (top) floor in each of the four blocks. Specific defects include: ceiling leaks with every rainfall that disable both smoke detectors—a serious civil-defence and health concern; poorly sealing windows that allow heat and humidity to accumulate and produce excessively high cooling bills; consequent mold growth within the false ceiling that generates foul odours; balcony drainage rendered inoperative by cement poured into the pipes during construction; and chemical odours in the sink water each morning. Owners and maintenance staff refuse to acknowledge any of these faults, continuing both to deny responsibility and to apply cosmetic coverings. (Positives: Sunlight. Negatives: Everything Else.)”
