“I have recently received my townhouse and would like to give a special mention to Mr. Mohammed Tarek who handled my handover process and made everything very smooth and seamless! His professionalism and attention to detail supported every step! Thank you so much, Mr. Mohammed! The community is beautiful and truly feels like a peaceful oasis within the city. What really stands out are the top-notch amenities – multiple swimming pools, a spacious and fully equipped gymnasium, and even a padel court which is a fantastic bonus!”

“Absolute filth, do not move here, the community is infested with flying cockroaches, crickets, rats, and we have been escalating this to the management for a little while, considering also the maintenance of the bushes and the plants are terrible and are the main reason for these insects, cannot even open my door to enter my own home, a cockroach falls on you and crickets Enter your home.”

“Awful place to live. Noisy, no parking, over zealous security, smells through AC, dog mess and rubbish in all outside areas, swimming pool doesn’t work for months, no greenery, badly behaved children in communal areas, faulty AC and damp. Fire alarm goes off multiple times per day and night.”

“This community has severe unresolved issues that management refuses to address. Management: Unresponsive to resident complaints. Multiple emails go unanswered for months. There is no effective way to report problems. Health & Safety Hazards: The swimming pool is a major concern, the water is visibly discolored with green tint and algae growth. Tiles are heavily stained. Children and infants use this pool regularly, yet it remains unmaintained. This is a genuine health risk. Structural Problems: Walls throughout the community show visible mold and water damage. Paint is peeling. AC units emit persistent foul odors. Floor tiles and skirting are cracked and deteriorating. Doors are low quality and failing. Poor Amenities: Gym is tiny with broken equipment No street lighting (only main road lit) No parking availability No proper children's playground, just overgrown shrubs, no greenery or trees. Dog waste throughout common areas, No side walks, No proper spaces for running or cycling.. Design Flaws: Kitchen layouts are impractical (cabinet spacing doesn't accommodate standard appliances). Poor planning overall. Management doesn't care about residents' concerns. Nothing gets fixed, this community is falling apart. Your rent money will not translate into basic maintenance or responsiveness. Unless you enjoy living in a deteriorating space with an unresponsive management, look elsewhere.”

“Some of the worst security team you will come across in Dubai. I have travelled across to many communities complexes and 95% of guards are accommodating and nice . The two times I have visited Rukan for house viewings both times security were unnecessarily rude at the entrance.”
