What one reviewer said

“extremely poor quality! absolutely shocking. this brand new building which opened only late last year is probably in a worse condition than a 20 year old building in Karama or Al Nahda. 1st night after I moved in, there was already leakage from the bathroom ceiling which the maintenance took 4 or 5 trips to fix. Each time they said they replaced the valve of the water heater but water continued to leak afterwards. Was told that the apartments upstairs had the same issue. Then I had a leakage under my kitchen sink, where water and bits of food landed in the cabinet under because the plastic seal of the pipes was not sealed properly. See my pictures where the cabinet walls are already sinki…”

From Google Reviewers

Each card is a real, public Google review of this residence, sorted into our ten questions – answered only where the reviewer said something, and marked “Not answered” where they didn’t. Reviews written in other languages are shown in English and labelled. These come from Google, not from verified residents, so they count for only a small part of the HT Score, never as much as a real resident review.

“worst building to ever live in. the management and security are so worthless. if you don’t pay for the guy to clean your car you’re treated like inferior people. I left my camping gear where I park like every other tenant and left to abu dhabi for the weekend, found all my things thrown when all the neighbors still have their things. Got my entrance mat stolen, building is disgusting. management never answers unless they need to collect the service fees then they wont stop calling you and annoying you. i hate this building, i hate the staff here so unprofessional it could not be worse honestly. if i could give it a 0 i would.”

“Good experience to stay at this building. There is no such issue in whole building for maintenance only 1-2 apartments suffered. But it dosn't mean whole building is not good. My experience is okay with this building and management.”

“Reasons for 1 star: •Poor maintenance; you most likely will get charged for everyday wear and tear. For example, after moving in, they charged me for a piece of the gas regulator. An item that, as a tenant, you wouldn't directly touch or use. Water in our sinks would always come out yellowish for the first 2-3 seconds after opening it, and elevators would glitch, so you would have to wait several attempts for it to close. •Fire alarms get triggered every week. I know this is relatively common, but there would be times when the fire alarm would go off 3 or 4 times within a couple of hours. Building management would not do anything about it. In addition, the fire alarm was connected directly to the bedroom, so you can imagine trying to sleep after it gets triggered three times at 12 or 5 am. • Management is unresponsive. Good luck talking with them about any issue. It took us two months and a half to get our security deposit back. •The list could go on and on. If you are on a budget and need to rent asap, I would still recommend you explore other options.”

“I would like to share the same experience with R. Chavez and Gigi. Although i was able to stay for 3 years in the building, it is simply because of the convenience of having the Al Jaddaf Metro Station near me for my work and my children's transport requirements.”

See my pictures where the cabinet walls are already sinking in from the horrible materials they used. 3 months after, there was a hole on the seal at the base of the toilet bowl where sewage water started to leak onto the floor and the toilet bowl became blocked. It took them few trips to finally fix it but my bathroom reeks of heavy sewage smell ever since then. The smell is so bad you can't even stand at the basin to brush your teeth. The best part came few weeks ago when the bidet pipe of my guest toilet suddenly burst when I was not at home. Water flooded the entire house to ankle level and damaged many of my appliances, furniture and personal items which were soaked. Was told that this is a one off incident, but I personally confirmed with my neighbour upstairs that they had the same burst pipe in their kitchen and massive flooding sometime before it happened to me. Technician who inspected it said it was because the water pressure was too high and of course the cheap hose could not withstand the pressure and burst. This building also does not have a working rubbish chute at each level. The chute is installed but there is no large garbage bin in the garbage room hence were told to leave the garbage outside the house so the watchman would come and collect it for us. The picture attached is from my neighbour's corridor with garbage not even tied up. Extremely shocking and unhygienic, not to mention a fire hazard as well. Was told since day 1 the management is looking into it. It is now almost half a year since moving in and the garbage is still lining up outside our doors. Is only a matter of time before this building becomes pest infested. There is a huge security room on the ground floor but there is no security guard on duty ever. This is also the only building in this area which doesn't have a signage outside, making it so inconvenient to direct others to the building. The only pro I can think of for this building is the relative short distance to Jadaf metro about 10min walk. No facilities (no pool, no gym) plus all the maintenance issues - the low rent you pay, you would need to make up for it getting a full insurance for your belongings, wasting your days waiting for the maintenance who doesn't know what they are fixing to come. Not to mention the stress and anguish you have to suffer not knowing what is going to break down next. I would not recommend this building to anyone ever. Can't wait to move out.”

“Another new building just opened in Waterfront area. The interior looks in old style and the rental cost is still high compared to the market so far. No facilities are provided in the building. By this, rental is expensive. Not that good choice compared to other buildings in the same area.”
