The management is very quick when it comes to rent increases, resident documentation, and enforcing rules, but extremely slow when it comes to delivering promised facilities and maintaining the building properly.
There is no visitor parking, no option to purchase additional parking spaces, and parking allocations are insufficient for larger apartments. Families are asked to provide extensive documentation to prove occupancy, yet the building fails to provide basic family-friendly facilities.
One of the biggest concerns is security. The entrance doors are always open, meaning anyone can walk into the building without being stopped or questioned. There is often no visible security presence when needed, and the security supervisor is rude, dismissive, and unprofessional when residents raise concerns.
Cleanliness is also poor. Elevators and common areas become dirty very quickly and are not maintained throughout the day. The overall standard of upkeep is far below what residents should expect.
The building is advertised as family-friendly, but there is no proper children’s play area. Most residents are families with children, yet there is nowhere for children to play. The promised kids’ area was never completed. Parking shades that were promised have still not been installed. Even simple improvements, such as umbrellas around the pool, took more than a year to be provided.
The most shocking incident happened during my first year living here. My young niece stepped on broken glass in the swimming pool caused by a damaged pool light fixture. The injury was serious and required stitches at the hospital. Instead of immediately arranging emergency assistance, management told me to call the ambulance myself. There was no accountability, no meaningful support, and not even a sincere apology after a child was injured due to a safety issue within the building.
What is most frustrating is that neighboring API buildings have received improvements and facilities that residents of API C2 are still waiting for.
This building has potential, but poor management, lack of accountability, weak security, broken promises, and disregard for resident concerns make it very difficult to recommend. I would strongly advise prospective tenants and buyers to carefully consider other options before choosing API C2.”

“Very poor building quality and very bad materials used. It has only been 3 years since this building was constructed, but within the first year itself, there were already cracks in the walls, and now, the situation has worsened.
Secondly, they do not provide parking for residents with 2-bedroom and 1-bedroom apartments. They can't even provide a sun shield as nearby buildings, like Arjan Heights, have for their open parking spaces. In this heat, engines are getting damaged. I have emailed them so many times, but there is no response. They delete the bad reviews. Yet, they never forget to increase the rent annually.Do not recommend 😐🙏”

“A.bsolutely useless management. We have been living here for the second year and every day there are problems with parking. We live in a two-room apartment and have two cars, but only one parking space. And no matter how we asked to buy another space, it was unsuccessful. Although there are many empty spaces in the parking lot. Someone constantly leaves garbage next to the garbage chute and does not throw it away, cockroaches appear. Loud neighbors despite the fact that the building is family. We are looking for new housing.”

“Moved in to the apartment complex a (Jul 2022) month ago. Review based on the last month stay.
* Overall building quality is good.
* Bigger and wider rooms.
* Soundproofing is good compared some properties by big builders.( I live on the side which faces the pool. Not sure about the road facing units)
* The maintenance team is responsive and organized.
* Good surveillance. Camera in every nook and corner.
* 2 bhks have separate temperature control for every rooms.
* Gym equipments are basic. You have locker rooms and shower rooms still under construction.
* Try to get the exact details of the parking. Limited covered parking. The parking slots are pre-assigned to the unit and cannot be changed.
* It is difficult to get parking outside if someone is visiting you.
* You can’t use a cooking gas cylinder. You need to take pipe connection which costs you AED 500 (includes AED 300 deposit). If you don’t use gas that much, it will be a bad deal.
* Update- Just received my first cooking gas bill. The charge is fixed AED 78 for 1 bhk and 100 for 2 bhk per month. We used to manage with 2-3 cylinders a year in the past. You gotta pay the charges even when you are on vacation.
* My move-in process was a little slow as I was one of the first tenants.
* The real estate agents are going to force you to take Du Internet connection from a person they recommend. Please get connection online (place an order through du.ae) save AED 400 on your first bill. I am still fighting with the Du sales executive, who was not transparent on the charges.
*Cockroach infestation is real. Some tenants leave the garbage on the floor in the garbage room (2nd Floor). I had raised this issue to the management multiple times to monitor this and govern. No response :(”
