“My experience living in this building has been extremely disappointing.
Since the new management took over, the quality of management and maintenance has declined significantly. There have been repeated water outages without any prior notice, and it has often been impossible to reach anyone for assistance. When residents seek help, there is little communication or accountability.
The elevator situation is even worse. There have been multiple elevator breakdowns, leaving residents stranded or forcing them to climb many flights of stairs. This is a serious safety concern, especially for elderly residents, children, and anyone with mobility issues.

Basic maintenance is slow, communication is poor, and residents are left to deal with recurring problems on their own. For a residential building, reliable utilities, functioning elevators, and responsive management should be the minimum standard.
I sincerely hope the management takes these issues seriously and makes meaningful improvements, but based on my experience, I cannot recommend this building.”

“New building management has the worst maintenance, security and response over emergency.
The tenants are not respected.
Save your self from moving in here at least for the time until the management starts being serious in resolving the tenants issues.”

“Extremely disappointed with the service. Maintenance requests are consistently ignored, and there is lack of compliance with RERA regulations. No proper actions taken to fix the issues in the buildings.”

“I’ve been living here for 3 years now. It used to be amazing in terms of the maintenance team (Ansari specially), management team( Abdulla and Amr) and facilities condition.
They were exceptionally professional, respectful, and prompt with zero delays.
But unfortunately, a new management company took over the building couple of months a go, and every thing got much much worse since then.
Building's maintenance is poor, management team are totally unprofessional and don't provide any proper feedback or get things done on time. Most alarmingly, they are attempting to illegally enforce a 5% lease renewal fee alongside other contract terms that directly violate DLD's rules and regulations. When tenants challenge these non-compliant terms, management retaliates by issuing a 1-year eviction notice which is sent already to most of the current tenants.
I highly discourage anyone from renting or buying a unit here until this management company is replaced or formal legal action is taken against them.”

“In my experience, the new management has been unprofessional and difficult to deal with. They attempted to introduce new terms and conditions without what I understand to be the required notice period. Some of the proposed terms, such as a 5% renewal fee, immediate eviction provisions, and additional charges, raised concerns for me regarding their consistency with RERA regulations.
Communication has been challenging, as responses to questions and requests for clarification or negotiation were often delayed or not adequately addressed.
I also requested a copy of the title deed but did not receive it. Instead, I was provided with a document that appeared to contain another tenant’s Ejari details with certain information obscured, and I was unable to verify the relevant details through the DLD application.
In addition, I was charged AED 365 for Ejari processing, but at the time of writing this review, the Ejari has still not been issued or reflected in the system, which has added to my concerns regarding transparency and follow-through.
Overall, my experience has been disappointing, and I would encourage prospective tenants to carefully review all documents, fees, and terms and seek clarification before signing or renewing a tenancy agreement.”
