“I have stayed in llyaa 1 tower , 806 Apartment till January 19th 2026. I have stayed there 4 years , initially their service was ok, after 1 year they started charging for the maintainence, and their maintainence was really really bad, my whole apartment had issue with paints which is started coming off after 2 years , and I had to almost beg them to fix those issues- my children were sick due to this fungus issues- and finally by the time of moving out they already considered security deposit is for them - there is no intention at all to giving back the security deposit- not at all recommended to stay in this place. Attached their inspection details and their charges where they need to eat…”

“Very bad management. They didn't return anything from my security deposit. Not recommended at all.. Zero maintenance.. Seizure of security deposit despite handed over the apartment in good condition..”

“We have been living in this place for a long time, and the experience was previously comfortable and smooth in terms of contracts, communication, and maintenance services. However, in recent times major changes have occurred that have clearly affected the quality of living. The most notable of these changes were in the contracts, where increases and new terms were added that do not comply with the housing laws and regulations in force in Dubai emirate, making the renewal procedures more complex and less stable for residents. If solutions and regulation of these modifications are not found, then future contract renewals will be according to the laws applied and approved in Dubai and the known commercial mechanism, as these changes in this form do not comply with the basic systems followed in regulating real estate and housing within the emirate. In addition, communication has become more difficult than before. Previously, any matter could be resolved easily and quickly, but now we need continuous follow-up to get the same level of service. Similarly, maintenance services are no longer being performed with the efficiency and speed we were accustomed to previously. In general, there has been a clear change in management and the way of dealing, which has negatively reflected on the living experience, although the place itself is distinguished in terms of location and facilities. We hope to reassess the contract management style and maintenance services, and return to the previous level of organization, clarity, and attention to residents.”

“I am living in Illiya Tower 2 since 2 years from now. The the bulding6 management and Mr. Alauddin is being very cooperative since the starting always helpful in any sort of difficulties. I highly recommend for him and this building to be live in.”

“I've been one of the oldest tenants in Iliyaa 2 completing 7 years...Happy with the kind of support I've received from the building management and a special thanks to Mr. Alaa who has been kind of a dear friend to me all these years. Thanks again.”
