From Google Reviewers

Each card is a real, public Google review of this residence, sorted into our ten questions – answered only where the reviewer said something, and marked “Not answered” where they didn’t. Reviews written in other languages are shown in English and labelled. These come from Google, not from verified residents, so they count for only a small part of the HT Score, never as much as a real resident review.

“Never recommend this building for a peaceful living and leaving!!!! Key points are mentioned in the top, those who want to know in detail can read completely. Positives: Nothing about the building. Community is good. But any building in Liwan can give that community experience. Negatives: -Higher rent than RERA Rental Index -AC is not centralized -Never turn on AC in common area -Full of insects and cockroach -Poor sound insulation -Low quality materials used for construction -No exhaust fan -Water Leakage in toilet & gypsum ceiling -Irresponsible management (Owner staying in same building) for finding solution of problems Negatives in detail: (All below are from experience, with proof and I was eloping by the contract expiry) - Higher rent : As per the rental index, the rent for similar 1 bedroom apartment is 40K-49K. In this building, there are 3 types of 1bhk. 1st is with 2 balcony in the backside with 640sqft, where nearly 480 sqft is usable inside. 2nd is with 1 balcony in the backside with slight bigger size. 3rd is in frontside which is bigger. But they are charging higher rate even for small one. The first typology is a size of studio only. Other buildings may also have similar range, but they do have amenities such as, gym, pool and covered parking. Similarly, 2bhk rera rental index is 53K-65K. - AC is not centralized: In ad, they publish it as centralized AC, but those AC are individual units which add up to your utility bill. If you compare with a building with chiller, even minimal usage of AC will give you 300-500 dhs extra per month. That means 3600-6000 dhs per year extra on expense if you compare with chiller building. - Poor sound insulation: Can hear sound of dropping things on the floor. My nights were sleepless. - AC : They never turn on AC in common area as it will add up the bill for owner. As most of the tenancy contract are starting from feb-april, new tenants who come to see the flat will not realise this as it is not summer. That affect the comfort living and make a positive environment for insects. Hence, flies and cockroaches are nightmare. - AC in apartment : The sound of AC inside apartment is very loud. I have measured that with decibel meter and it is above 50 db. Because there is no proper insulation for ducts. For me the only good thing because of that was, AC sound minimised the effect of the nuisance created by tenants above. - Low quality materials: All material are very low quality. Within an year of usage, many items are getting out of service and the management is keen to deduct that amount from security deposit. - Poor wiring : You will see a label “No electric cooker allowed” in the kitchen. The reason is, the breaker & wires are not sized to accommodate the power of an electric cooker. Hence, if you use it, wire will get burned. Advise for new tenants: - Take clear videos and photos of each condition of the flat before entry and exit. The management is very keen to deduct from the security deposit for the broken things which were there even before occupancy. - There is a list of addendums to your tenancy contract, ask for it to the agent before you pay booking amount and read it carefully. - In tenancy contract, there will be an amount mentioned to pay to agent for every renewal. That means, it is a long term commitment. Commission in beginning is understood, but just imagine you pay every year a commission amount with no reason.!! - Beware of the items that are listing in the final maintenance cost while you vacate. In mine, there were many additional items. I had a long discussion to get back my security deposit back. Agent was dealing on behalf, but sometimes the attitude was like getting back security deposit is a gift and their mercy.”

“Very bad experience. Poor insulation. No a.c in the corridor. Sound of anything that hits the floor of others can be heard inside the flat, and it is very irritating. The owner is irresponsible . Not bothered to make a solution.”
