Soon after, they made an unannounced architectural change to the building plan, altering what we bought—a classic bait and switch. When we refused the altered design and requested a cancellation, they promised a prompt return of our funds, only to trap us in a delayed refund process lasting months with no clear update. Having exhausted all internal communication channels, we have now filed a formal complaint with the real estate authority. Unprofessional service and lack of transparency. Save yourself the stress.”

“It’s been 2 months since I paid Sobha a 2% token fee on an off plan apartment in Central and I have yet to receive the refund. My realtor communicated to me in writing that this amount is refundable so long as I havent signed the booking form - which I never did because the day I was meant to sign it was the day after the war broke out. Needless to say its not that I backed out because I changed my mind, the investment became fundamentally unfavorable due to the political situation in the UAE. 2 days after I requested the refund, my realtor quit (or maybe got fired). After countless emails to the help desk, agents, anyone listed on the booking form - I still have no confirmation that the refund is approved or timeline of when I will receive it. We are talking 50k+ AED. If you don’t believe me you can check Reddit for hundreds of comments of people with the same experience”
