“If you are planning to invest with Reportage Properties, please read your Sale and Purchase Agreement (SPA) very carefully before signing. Do not assume that every purchaser receives the same version of the SPA. Compare all terms carefully and seek clarification on any clause that is unclear. One clause that deserves particular attention is **Clause 8.2**, which states: *"The Purchaser must procure fees for the connection and activation of water, electricity, cooling system, consumption and sewage to the Property on or before the Handover Date."* Like many investors, we understood this clause to refer to the standard utility connection and activation charges payable to the relevant utility authorities (such as DEWA or the applicable service providers). However, we were surprised to receive an invoice of approximately AED 40,000 for utility connection charges before handover. In our experience, we have never encountered a developer requesting such a substantial payment for utility connection, installation, or usage during the construction stage. When we requested a detailed explanation and breakdown of these charges, we did not receive a clear response. Instead, we were repeatedly referred back to the SPA clause without sufficient clarification regarding how the amount was calculated or what it specifically covered. My advice to anyone considering an investment is: Ask for a written breakdown of every utility-related fees before signing the SPA. Do not rely solely on verbal explanations. If necessary, obtain independent legal advice before signing. A contract should provide clarity and transparency. Understanding every clause in advance can help prevent unexpected costs and disputes later.”

“Received a “handover preparation” email from Reportage Properties for Verdana Phase 1 with a surprise demand of approximately AED 48,000 under “Utility & Admin Fees,” despite the project already facing an approximate delay of 1 year and 6 months. While construction delays can happen in large-scale developments, what concerns buyers most is the lack of transparency and clarity at the final stage after purchasers have already completed full payment for their units. The breakdown shared was: • Admin Fee: AED 5,250 • Utilities: AED 43,606.50 including VAT When clarification was requested, the explanation given was that this amount represents “the cost of the connections from the main pipelines for all the project.” However, this raises several serious questions from a purchaser’s perspective: 1. The SPA clauses shared by the developer appear to refer generally to utility consumption, utility connection, and activation charges associated with the purchaser’s unit from the handover date / after handover. 2. The current communication, however, demands payment before handover, which appears inconsistent with the wording referred to in the SPA itself. 3. The explanation provided now refers to project-wide main pipeline infrastructure costs rather than direct individual unit utility activation alone. 4. No detailed supporting invoices, authority approvals, contractor breakdowns, or transparent calculation methodology have been provided for the AED 43,606.50 utility amount. 5. The same fixed amount is reportedly being charged to all units regardless of: • unit size • unit type • location within the project • service routing distance • utility load requirements If these charges genuinely relate to infrastructure and main pipeline connections, then logically costs should vary depending on: • service line length • routing complexity • material usage • engineering requirements • actual location of each unit within the development Applying one identical amount across all units without a transparent allocation methodology naturally creates concern among buyers. Buyers are not necessarily disputing legitimate and properly documented authority or infrastructure-related charges. However, when such substantial amounts are requested at handover stage, transparency and detailed documentation become extremely important. What is disappointing is not only the delay itself, but the manner in which these additional costs are being communicated and justified at the final stage. A project’s long-term reputation depends not only on construction quality, but also on fairness, transparency, professionalism, and how buyers are treated during handover. Unfortunately, this experience is likely to leave many current and future buyers shocked and concerned.”

“I would strongly advise against paying an EOI to Reportage Properties without clear written refund terms. I paid an EOI for Verdana, rejected the unit, and have been waiting more than 3 months for a refund with no response from their side. This experience has been extremely frustrating and unprofessional.”

“I genuinely wish I could give a negative rating for my experience. I booked a unit at Verdana II Residence in Dubai Investment Park (DIP) through Square Yards and Reportage Properties after being assured it was a freehold property. Only later did I discover it was actually leasehold, something never disclosed during the booking process. I never signed the SPA, yet the developer still refused a full refund and insisted on deductions. It has now been almost four months, and I am still struggling to get my money back. I have filed DLD complaints, escalated it to government officials, and still they delay the refund. In fact, they are even asking me to withdraw my case, and despite all evidence, they insist on deducting AED 10,000 from my refund. Their CRM team is extremely unresponsive—they rarely reply unless pressured by authorities, and even then the responses are unhelpful. I escalated the matter to every senior person possible: the Sales Director, CFO, COO, and even the owner. Shockingly, even after showing the owner all my proofs, screenshots, and emails, he told me it was “beyond his capacity” and that only the operations team can make a decision. This is despite the fact that the operations team is the one causing all the delays and issues in the first place. It honestly felt like no one had any fear or concern about government intervention or customer rights. From my experience, the treatment completely changes once they have your money. Before payment, they treat you like a valued customer and will push the deal through even without proper signatures or approvals. But when you ask for a refund, suddenly everything becomes “internal policy,” “procedure,” and pressure tactics. You are made to feel like your only choice is to: • accept the deductions, • keep the unit, or • suffer the same mental and health stress I’ve been facing. In my personal opinion, many of the overly positive reviews online appear to be written by individuals connected with their agents or internal teams. This is simply how it appears to me after everything I've gone through. Please be extremely careful. I cannot write every detail here, but I hope you are wise enough to understand the seriousness of my experience. It’s your hard‑earned money— Stay cautious, stay aware, and stay away.”

“Not deserving of even a single star. This is by far one of the most irresponsible teams and developers I have delt. Despite paying the down payment, the developer has failed to proceed with the DLD registration even after 8 months. There has been no response to emails, no proper communication, and not even a tentative timeline provided for DLD completion. This lack of transparency and accountability is extremely disappointing and concerning for any investor. I strongly advise others to think carefully before committing their hard earned funds with this developer.”
