Maya 4 Residential Building is a 28-storey apartment building in Jumeirah Village Triangle, Dubai. Shared facilities include a swimming pool and a gym. Within 800 metres there are 14 places to eat, 11 parks and gyms and 3 shops. On foot it rates as walkable.
“Let’s start from the gym that opens at 10 am then not to mention that nobody solves anything even if you have a problem.
Because it’s owned by management forget about bringing someone from outside, that’s not the worst case because their maintenance team either won’t show up or even if they do they never get the job done,
The apartment started having cracks from inside so the studio I was renting started to crack, thanks God it didn’t fall apart.
The management only needs your cheques and then the force of universe will be with you so before you move in, learn how to pray.”

Each card is a real, public Google review of this residence, sorted into our ten questions – answered only where the reviewer said something, and marked “Not answered” where they didn’t. Reviews written in other languages are shown in English and labelled. “I strongly advise anyone considering renting in Maya 4 to think twice.(RIP-OFF)
We lived in this building for three years, and unfortunately it has been one of the worst rental experiences we've ever had. The building management and the maintenance company, PAN COAST, have been extremely disappointing. In our experience, they are quick to charge tenants and often try to pass maintenance costs onto residents instead of taking responsibility for issues that should be covered under the tenancy agreement.
Our contract clearly states that maintenance costing between AED 400 and AED 500 is covered, yet this has repeatedly been ignored. We were asked to pay for repairs ourselves, including a broken bathroom sink and even water heater issues.
One of the biggest ongoing problems is the terrible sewage smell coming from the bathroom drains and the kitchen sink. The smell is disgusting and has been a constant issue throughout our three years in the building.
More recently, this year, the situation has become even worse with the appearance of rats and mice in the building, which reflects poor maintenance and hygiene standards.
Another major issue is the air conditioning. Every year during the cooler months, management says the AC is under maintenance and shuts it off for an extended period. Then, during the hottest months of the year, when residents need it the most, the cooling system often cannot keep the apartments properly cool. This has happened repeatedly during our three years here.
Water supply is another constant problem. Every couple of months, the water is shut off because management claims they are repairing or replacing the building's water pump or fixing plumbing system issues. These interruptions happen far too often and seriously affect residents' daily lives.
Overall, after three years in this building, I cannot recommend it to anyone. Poor management, constant maintenance issues, unpleasant odors, recurring water outages, pest problems, and unreliable air conditioning make this building a very frustrating place to live.”

“Without a doubt, this has been one of the worst residential buildings I’ve lived in in Dubai. If I weren’t tied to my rental contract, I wouldn’t stay here for another day.
The building management is extremely poor, cleanliness is unacceptable, and the facilities are far below any reasonable standard.
The swimming pool has been closed for almost five months, and the most shocking part is that the management doesn’t even know the reason, let alone have any plan to fix it.
The corridors, parking area, garbage chute room, and other common areas are consistently dirty and often smell terrible. The building also has a serious pest problem, including cockroaches and rats. This is no longer just an issue of comfort—it’s a health and hygiene concern.
The water tanks or plumbing appear to have rust issues, causing yellow-colored water to come out of the taps. Toilets constantly develop yellow rust stains. Even the bathroom sinks were poorly designed with inadequate drainage, leaving standing water that quickly becomes dirty and smelly.
The fire alarm goes off at random times—especially in the middle of the night—and it will drive you crazy.
I’ve lived here for nearly nine months, and not once have I seen the building’s facade or exterior windows being cleaned. It clearly shows in how dirty the building looks.
What makes everything even worse is the management. They are never available or responsive when residents report problems. The only time they seem to appear is when it’s time to collect rent checks.
I genuinely cannot recommend this building to anyone. Even if it were the last available building in Dubai, I would still advise people to look elsewhere.”

“If this were the last residential building in the UAE, I’d still recommend sleeping in your car instead.
you pay full rent for an apartment, but using the facilities is apparently considered an optional bonus. four months, the facilities are still unavailable, and the only thing that works perfectly is the endless stream of promises that “the issue will be solved soon.”
And of course, the management and customer service are completely useless.”

“I had a wonderful stay at Maya 4 in Dubai! The apartment was clean, spacious, and very comfortable, making it feel like a home away from home. The location was convenient, with easy access to shops, restaurants, and transportation. The building was quiet, safe, and well-maintained, which made the stay even more relaxing.
The staff were friendly, responsive, and helpful whenever I needed assistance. Overall, I had a great experience and would definitely recommend Maya 4 to anyone looking for a comfortable and enjoyable place to stay in Dubai. I would happily stay here again!”

“This building is a trap. Once you move in, you’re left dealing with ongoing maintenance issues with little to no support. I reported a serious water leakage problem nearly a month ago, and nothing has been fixed. The same washroom leakage issue seems to affect many apartments in Maya 1 and Maya 4. Add to that low water pressure, frequent false fire alarms, and a rent increase at renewal despite unresolved problems. I would not recommend this building to anyone.”
