“We stayed at Laya Heights in Dubai Studio City for a month over Christmas and New Year's and it was a great experience.
The apartment was comfortable and well-equipped, perfect for our holiday.
The amenities are excellent - we especially enjoyed the padel tennis court and had a lot of fun playing there.
The pool and other facilities added to the relaxed vibe.
A special thanks to the building management team for making everything smooth. Ruby was super friendly and very helpful throughout our stay.
Would definitely recommend for a short or longer stay!”

“Pathetic management. They show no interest in responding to customer complaints, yet are quick to pressure customers into avoiding low ratings. If they invested the same effort in resolving issues, they could actually build a positive reputation. This is the worst management I have ever experienced.

“Traumatizing and unacceptable experience. Women, please avoid Laya Heights.
I was visiting Dubai from Toronto, Canada, and what should have been a safe and enjoyable stay at Laya Heights turned into one of the most distressing experiences of my life.
While using the female-designated restroom near the gym, a male resident suddenly opened the door while I was inside, completely exposing me. I had locked the door and heard it click, so I was in total shock when this happened. I felt violated, humiliated, and unsafe in a place where guests should feel protected.
I immediately reported the incident to the front desk and that’s when things became even worse. A staff member named ‘Ruby’ handled the situation with unbelievable insensitivity and complete lack of professionalism. Instead of apologizing or showing concern, she blamed me, saying it was my fault for “not locking the door properly,” and even claimed that “a man is allowed to use the female bathroom.” I cannot describe how degrading and dismissive her words were. Being repeatedly blamed by a staff member after such a violation was beyond traumatizing.
Another staff member, Hillary, acted professionally and confirmed through security footage that my account was true. The male resident had checked the men’s restroom, then intentionally opened the women’s restroom door while I was inside.
This is absolutely insane to me that in the UAE, a man opened a female bathroom and nothing has been done about this. This is not acceptable and is a violation of my privacy.
I emailed management 1 week ago while I was still staying at Laya Heights, despite this, management has never contacted me. No apology. No accountability. No concern for my safety or emotional well-being.
As a woman travelling to Dubai, I am horrified that this could happen and even more horrified by the managements response. I have been left feeling deeply shaken, unsafe, and completely disregarded.
Women should not stay here. Laya Heights failed to protect my privacy, failed to respond appropriately, and failed to treat me with even basic respect. What happened to me should never happen to anyone else.”

“Poor management, as a tenant.
Communication is over email, reply takes long time,
maintenance service is low
(ac issue was not solved, water issue was not solved) basically had to call outside companies to sort it out
since 4 weeks can’t reissue parking card, because landlord needs to settle service charge, for services that was not provided adequately
and because of that I am not able to get a parking card, despite that I am ready to pay for issuing the card
Upon expiry of contract, I shall move out immediately
Update October 28 2025,
apparently there is no pending service charge actually, they simply assumed that service charge not paid, while it is paid 3 months ago
Basically, they are not issuing parking card because of their own fault
Laya heights developers itself is not a good communicator, no reply to email, no phone call pick up, no whatsapp reply. So they have hired a management company that has a similar pattern of behavior!!!”

“Poor management and building quality is very low.
Management is way far from professional practices. Anyone can go in and out even security can tell you who lives in which apartment or bring anyone to your apartment without asking if that person is invited or not.
About the access to facilities also you can imagine the least possible scenario. as everyone is allowed to go in and use. Doesn’t matter resident or not. With family or not… so overall it’s not recommended place at all from a personal experience.”

“Nice building with amenities and security are very helpful.
However, after 6 months staying here a lot of maintenance issues are appearing. Over the past month, the shower shelf has blistered as it is not designed for shower rooms, Damp appearing on the walls (They're solution is to take the paint off and repaint without finding out the reason for the damp in the first place). Constant water pressure issues where some of us was without water for 2 days.
I would think before moving here as the concerning thing is I have noticed they're other apartments having the same issues, but a lack of responsibility to fix them. No maintenance on Sundays although the whole building pretty much is under Warranty so should require a 24 hr call out.”
