“Stayed there for 3 years. Management was very bad. No maintenance team as such. They follow no proper guidelines of rent increment. You will to get your security deposit back. The guy you communicate was not helpful at all. No helpline.. nothing..”

“Living in Iliyaa4 is horrible and simply unsustainable. Save yourself some mental health and DO NOT RENT HERE. The building's management constantly ignores the tenant's requests including but not limited to maintenance, even when it is covered by your rental contract. Every single year I've been residing there, they have requested a 25-30% increase in rent even though it is clearly against RERA regulations. They never followed the index calculator and could not care less about emails, calls or messages. They often respond with plain emails written in poor English, without providing any explanation and disregarding any request or question made regarding the price increase. Should you start bringing up legal evidence or involving RDC, The building manager and owner will gladly block you on WhatsApp or reject your calls because he can't entertain an adult discussion when you bring up facts and laws. Their only answer is: "If you don't like it, go to court". Security does not speak a word of English and this makes every single interaction or request even harder. Living up to their excellent building management skills, they will take away all your deposit without considering any of the normal wear and tear of the apartment, which should be covered by the landlord under UAE law. Out of 5 tenants I've spoken to, none of them had received a single cent back from them upon leaving the apartment, even in pristine conditions. For example, they asked me for 1600 AED to repaint the apartment when the real cost is 300-400 AED; then, they told me that I had 18 hours to get this done myself or they will take care of it and it will be deducted from my deposit. Please do not get fooled by their happy and nice faces when you go to sign up for the contract, it is totally the opposite once you hand them the money.”

“Hi Today I visited there for a connection for etisalat but the security very bad person, I just asked plz can you tell me where is the washroom, because outside they mention toilet available but he said we don't have washroom. We sit here to give you washroom. I totally disappoint.”
