“⭐⭐⭐⭐⭐ Stayed at Siraj Tower, Arjan and had a great experience. The building is clean, quiet, and well maintained. The staff were friendly and helpful, and check-in was smooth. The location is convenient with supermarkets, restaurants, and other services nearby. The apartment was spacious, comfortable, and had everything needed for a pleasant stay. Overall, a very good place to stay in Arjan. Highly recommended!”

“Two, Three years ago, the building was well maintained, clean, and professionally managed. Unfortunately, over time the overall standard of management and maintenance has noticeably declined, and it is now affecting residents' daily living experience. 1. Building Cleanliness Previously, all floors were regularly cleaned and mopped, and the building consistently smelled fresh. Currently, cleaning appears to be focused mainly on the ground floor, while other floors are rarely mopped or properly cleaned. The general hygiene standard of the building has significantly deteriorated. 2. Security Conduct and Fairness There is growing concern among tenants regarding inconsistent enforcement of rules by security staff. Certain tenants appear to receive preferential treatment, while rules are strictly enforced on others. This creates an unfair and uncomfortable living environment and raises concerns about professionalism. 3. Parking Mismanagement Many residents face daily issues with parking. Vehicles belonging to outsiders and visitors frequently occupy dedicated parking spaces without consequence. When these incidents are reported, security often claims they are unable to identify the owner. However, when authorities are mentioned, the vehicles are sometimes removed shortly after. Every tenant pays rent and has been allocated a dedicated parking space, which should be respected equally by all. Unfortunately, some residents bring multiple visitor vehicles into the premises and park them overnight in different areas. In addition, some tenants do not respect adjacent spaces and park too close to others, making it difficult for residents to enter or exit their vehicles. 4. Unauthorized Access and Safety Concerns External car cleaners frequently enter the parking areas, sometimes during late hours, without clear supervision. This raises concerns among residents regarding building security and access control. 5. Swimming Pool and Jacuzzi Maintenance The swimming pool is often not cleaned adequately and sometimes contains bird droppings. The jacuzzi has also been non functional for a long period and does not appear to receive proper maintenance. 6. Overcrowding, Partitioned Flats, and Noise Issues Some flats appear to be partitioned, which may be contributing to overcrowding and increased noise levels on certain floors. These concerns have been raised by residents but do not appear to have been addressed effectively. All residents, regardless of profession, vehicle type, or background, should be treated equally and fairly. No tenant should be above the rules. Respect for shared facilities, parking allocations, and community standards is essential for peaceful living. Very Disappointing many tenants moving out from this place and we will too because there are so many new properties already opened and many more to open soon in this area.”

“Dubai Autodrome is located directly across the street. On weekends—and often on weekdays—track activities typically run from around 9:00 AM to 6:00 PM. During major events or tournaments, the noise can continue until as late as 4:00 AM. The noise level is significant and persistent, making it difficult to relax or stay at home, especially on weekends. If you work from home, value quiet, or expect normal residential noise levels, this location will be extremely frustrating. I would not recommend moving here unless you are fully aware of and comfortable with constant track noise.”

“UPDATED REVIEW PROS (why I finally moved to Siraj) - Prime Location: Siraj Tower is strategically located in Arjan, near Miracle Garden and Butterfly Garden, with easy access to key attractions (Dubai Hills Mall, Global Village, IMG World). Also, seamless access to Sheikh Mohamed Bin Zayed Road, Umm Suqeim & major highways - Booming area : LOTS of buildings under construction with Very High off-plan prices (Insignia, Skyz Danube, Tabeer, Kyoto...) - High-quality construction : good materials & sound proofing in Siraj. It held up extremely well, especially during the Big Storm. No flooding in the basement, only exterior parking. NB: windows are not waterproof, same issue in Geepas and other buildings - Generous living space: unlike the tiny shoe boxes developers are building these days, with no utility storage space. My 1 BR is more spacious than the 2 BR built today!! - Privacy: limited neighbor exposure - 2 gyms / 2 saunas (men/ladies) : spacious, well equipped with proper changing rooms, showers & bathrooms - Roof top shaded swimming pool + jacuzzi - Many schools nearby (Nord Anglia, Kings, Safa, Australian, Repton, BloomWorld, Gems, Dubai Heights, Druv) - Mediclinic Parkview Hospital nearby - Service station nearby (schools district) - Shopping centers nearby (Grandiose, Nesto, Carrefour, Viva, Union Coop) and Dubai Hills Mall just 7km away - New Mosque nearby (for those interested) CONS: - NO CCTV & NO BADGING SYSTEM despite a complaint raised 1 year ago to SIRA. Just Unacceptable! New complaint coming soon... * No cameras in the parking, corridors, common areas & lifts. * No badging system to control the access to the building either... Vandalism acts happened with car being scratched. - AC: Not chiller-free and cool airflow limited in the common areas by the building manager, AMAL. - HEALTH & SAFETY HAZARD: Swimming pool presenting Hygiene Issues. Problem Unresolved to date... Birds fieces in & around the pool. Al Madar & AMAL Must Invest & Cover the roof ASAP. Dubai Municipality to be contacted - NOISE : coming from Sheikh Md Road, heavy building constructions and the Autodrome (in Motor City from Nov. to April). Hoping that the new buildings will provide some noise buffer - Unprofessional Building Management (AMAL): Major Issues, raised 1 year ago, are still pending. Besides, they require Permission & Non-refund fees (300-1,500 aed) for any planned work in apartment. Insane! Very Poor Mngt by TFG as well: expect Unacceptable deductions on your security deposit if you rent with them (flat 'Mngt fee', basic wear & tear is charged, "full repaint" charged but actually not done). Outrageous! 2 friends experienced that! - Maintenance quality: interventions are charged and quality (most of the time) is not there. An app has finally been launch in March 2025 to replace the old paper-based system for logging requests. To conclude : There are a lot of new buyers in Siraj Tower since 2023, incl. ex tenants. I bought there as well for the location, built quality, generous floor space and the incredible view from my apartment. HOWEVER: I URGE AL MADAR (developer & building owner) & AMAL (supposedly Bulding Manager) to duly respect owners and tenants and TAKE APPROPRIATE ACTIONS ASAP to address the required improvements !! Siraj has big potential but today it does Not meet "the luxury living standards" advertised on Insta ! No CCTV, no badging security system, Hygiene issues in swimming pool... These Must Be Resolved ASAP!”

“Very disappointing experience with the current management “ AMAL OWNERS COMMUNITY MANAGEMENT “ of Siraj Tower. The cleanliness of the halls and garbage area is unacceptable, with bad odors and flies due to poor maintenance. Despite multiple complaints, no proper action has been taken. As a long-term resident, this decline in standards is extremely frustrating.”

“Update: after living here for 6 years, we loved it so much we bought our apartment. We are now happy owners in siraj tower. No impact to electricity, elevators or parking after the heavy rains, amazing! Beautiful tower undergoing great improvements to accommodate more sustainable living conditions. Rooms and layout is outstanding. Generally very satisfied”
