“One of the Worst Buildings in Dubai Completely Overloaded and Mismanaged
Living in this building has been an absolutely horrible experience. Most of the apartments have been converted into tiny, cramped partitions so small that you can barely stand inside, let alone live comfortably. It genuinely feels like people are being stuffed in like cattle. The building is severely overcrowded; it feels like half of Tecom lives here.
Filthy and Neglected
No matter which floor you’re on, there’s always garbage lying around. The entire place smells awful and feels suffocating. There’s zero maintenance or cleaning happening, yet more partitions keep getting made. The stairwells are filled with cigarette butts, food waste, trash, and even spit it’s disgusting, Also everyday the waste thrown by people from flats is getting stuck and blocked in the garbage chute/trash chute of each floor. It all just pops out with smell and flies in the morning. I felt dizzy many times because of filth.
Elevator Nightmare
The elevators are another disaster. Expect to wait at least 30–40 minutes during peak hours. The queues are insane it genuinely feels like standing in a labour camp line. Most days, only two out of four elevators in Tower A are working (sometimes even fewer). If you try to take the stairs, you’re met with filth and more frustration. Reaching your office on time in the morning is next to impossible if you live here.
Water Problems
On top of everything, there’s a serious water shortage, especially in the mornings. Forget about showering or even using the bathroom before work there’s often no water at all.
Deceptive Listings
To make things worse, the agents or owners lie in the listings (whether on Dubizzle or elsewhere). They misrepresent the condition of the flat, bed space or building condition/facilities. Basically looting even if it is for a month that is what they do.
There is absolutely nothing good about this building. It’s a health and safety hazard. I don’t understand why the authorities or the building management haven’t stepped in to take control of the situation. And yet, people are still being moved in daily. This place needs urgent action and serious regulation.
If a fire or any incident happens mark my words People will not be able to get out of the building. They will die in the stairways itself due to stampede.”

“This building, which offers internet access, is in a great location, just a 5-minute walk from MetroCity train station. The building is very clean and secure, and there is no noise.I would have liked there to be more elevators in the building.Nevertheless, I liked it and it's a place worth living in.”

I had one of the most frustrating experiences I’ve ever had in Dubai while living in this building. I strongly advise people to think carefully before choosing this property.
My partner and I live in the apartment, yet the owner only provided us with one access card. On one occasion, I left the building through the reception area, and the security guard(African) personally opened the gate and allowed me to exit. However, when I returned shortly afterward, he refused to let me enter because I did not have the access card with me.Just in front of my eyes he literally allowed 2 African ladies pass through, even though they did not have the access cards, and this is not the first neither the second time i have noticed this kind of racism happening.
Despite explaining that he had personally seen me leave the building and had opened the gate for me himself, he claimed he could not remember. As a result, I was forced to wait outside for nearly 30 minutes until someone from my apartment came downstairs. When I questioned why he allowed me out but would not let me back in, he became aggressive, raised his voice, pointed his finger at me, and insisted that his actions were justified.
What was even more concerning was that he admitted he does not keep track of who enters and exits the building, which is a basic responsibility of a security guard.
I also felt that the security guard treated residents differently based on their appearance and nationality. As a brown-skinned resident, I frequently felt disrespected, while he appeared noticeably friendlier and more accommodating toward certain other residents and visitors. This created an uncomfortable and unwelcoming environment.
The security guard involved was working at the reception of Al Shaiba Tower B. I sincerely hope the management investigates this matter and takes appropriate action to ensure residents are treated with professionalism and respect.
Overall, my experience with both the building management and security services has been highly disappointing.
Based on my personal experience would never ever recommend this building for any professional people to live. If i ever could give a rating below one definitely it would a minus from choice.”

“The building and facilities are good, but the security team is completely ruining the living experience. Their customer service is unacceptable and extremely unprofessional.
I moved in only one month ago, and within a few days I already had problems because of the rude attitude of the security staff. Some of them behave as if they own the building instead of understanding that they are here to assist residents and visitors professionally.
Many times they do not greet residents back, ignore people when asked questions, avoid eye contact, and sit using their phones instead of paying attention to their work. This kind of behavior is disrespectful and unacceptable for a residential tower that should provide proper customer service.
I also had an argument with one of the security guards because of his attitude, especially one Nepali security guard who was consistently rude and disrespectful. Residents should not feel uncomfortable or disrespected in the place they pay to live.
Management seriously needs to address this issue, improve discipline, and provide proper customer service training to the security team. A nice building alone is not enough when the staff representing it behave this way.”
