Oud Metha sits between Al Karama and Al Garhoud on the Bur Dubai side, and was known as Al Nasr before that. It is a mixed district rather than a purely residential one: apartment blocks alongside the American Hospital, several long-established schools, Wafi and Al Nasr Leisureland. The Green Line stops at Oud Metha in the middle of it.
It is central, calmer than Karama, and rents sit mid-range for this part of the city. Most buildings have their own parking, which is not a given nearby. The stock is largely older mid-rise, so lifts and maintenance are what separate one block from another, and the surrounding roads carry heavy traffic through the day.

How the Oud Metha ranking is built
Residents answer the same ten questions about daily life at home, and tens of thousands of public reviews of the same buildings are sorted into those same ten questions. A resident’s answer outweighs a visitor’s; padded stars and review farms are stripped before anything is counted. What survives becomes one score out of ten, comparable across every building in Dubai. The full method.
