Muhaisnah is in north eastern Dubai near the Sharjah border, off Sheikh Mohammed Bin Zayed Road and Beirut Street, and splits into four numbered sections. Muhaisnah 1 and 4 hold most of the housing, villas in the first and apartment blocks in the second. Muhaisnah 2 is Sonapur, the large worker accommodation area.
Rents in the apartment blocks are among the lowest anywhere in Dubai, and the tenants are mostly working families and single professionals who need to be near Sharjah or the industrial areas. Supermarkets and schools are close by. There is no metro station inside it, the roads towards the border clog at peak times, and the buildings are plain and getting on in years.
